Suggestions on gated communities
Hello, i’m planning to buy house and need suggestion. People who bought houses in premium or normal gated communities can you share your good and bad points about these gated communities? How are you managing high emi, school fees, building maintenance fees, personal health and monthly groceries. How much money will be saved every month?
I bought a 1.5 crore apartment in Hyderabad last year. 40% down payment and rest on loan. Few points to note:
- We have a double income family.
- We get 6 lakh/month together in hand.
- Despite the apparently high income, we cut short 1. All foreign trips, 2. All luxury items: from make up products to shoes to mere chocolates, 3. All unnecessary costs, e.g. eating out/expensive alcohol.
- Buying house is an investment to me. I can't chill out when I have loan. So I first care to pay my loan. That's my biggest priority, not partying. I'm with a boomer mentality, but, trust me, it works wonder.
- Understand what's necessary, what's luxury: don't cut short health insurance, child education, essential food, non expensive hobbies. Cut short all expensive affairs.
- Lastly save/invest 30% of your income.
- If these sound too hard, don't buy a flat. You are not ready. It is more about growing a mentality. I have friends in my society who struggle with more income than mine because they have to "show off" how affluent they are. Keep those aside, live for your family. Also, payer utna hi failao jitna chaddar hai. Thoda kam failao to bhi chalega 😊

Lets say person who is getting 25L base and taking house worth 1.5cr apartment with bank loan. For me that is premium apartment. Im wondering how do they manage money.
