Is it worth buying a house in bangalore?

I have been living in Bangalore for the last 8 years and the frequent house hunting is a menace. Earlier, the properties on rent were way cheaper. It doesn't make sense to pay such high rents now. I do see myself living in Bangalore in the future.

Please advise.

Even in 2025, Rental yield is hardly 3.5%in Bangalore. If even that 3.5% isn't worth paying, why wud you pay for buying a house? That's roughly 30X of annual rent.

Paying 800 bucks for Netflix is too much, but would you buy movies outright at 30X the cost?

It's not something that is going to give you immediate returns, but will certainly help in the long run. I see myself here, for maybe 15 more years. But still I bought a flat here, because land is not growing, its value is only going to increase.

All these talks about not livable don't matter, because governments will announce more SEZs if demand decreases and more and more startups are bound to come up. I'd say Bengaluru still has at least 100 years of the future.

Its not easy to buy house in Bangalore. Everywhere scams are happening real estate field.

  1. No proper documents
  2. Apartments and layouts are built on Lakes and Rajakaluve.
  3. n number of people are not able to register even though their Loan is completed.
  4. Most of the streets in Bangalore will overflow in rainy seasons.

It’s highly risk to buy site or house unless you are well known in real estate field.

Buying a house will come with great liability. You'll have to pay the EMIs for what, like 20 years. Even if you are making good money, still you will have to cut down your mics expenses to buy a home. Instead, choose to live on rent. I myself have been living on rent since my childhood. My parents always flipped house. It certainly impacted my childhood to an extent, but I learnt how to use the money wisely. If you really have too much money and can't just live off on a rental, then just buy one! Leaving on your wisdom and fine sense of judgement.
