What business can I start with 10 lacs capital in tier 2 city?

I dont want to leave my job (atleast not yet). But I exploring business ideas in tier 2 city that would allow me to invest about 10% of my time while my father manages the rest.

Open a gym. Another 5-6 lacks might be needed for this. But it’s easy to pull it off with minimal supervision.

One time investments -

  • 11-12L in equipments, ~2L in interior. You don’t need fancy sauna, or steam. Just a good aesthetic looking place should do the job.
  • If you are able to source old equipments, you can get it in 50-60% of the price.

Recurring Expenses-

  • ~40k/m rent depending on where are you renting. You would need a place around 1500-2000 sqft.
  • max 40k in staff salary + trainer + maintenance.
  • 20k for monthly electricity.

All of this is at a higher end, maybe not the electricity but you get the point. Total expenses- 1L

Potential Income -

  • On an average the gym membership is around 2k per month, you need only 50 people for break even ,Anything above that is your profit. In some time your investment will be back.

A friend of mine started this 2 years back, currently has around 200+ memberships. He invested some more money into it later and currently charges around 3k monthly.
