I feel equity can be a good option. A good mutual fund (active/index) can fulfil the goals. LTCG of 10% is best taxation benefit.

Although it depends on many factors of risk appetite age and others. May be go for a commercial property you can explore propertyshare website. As per them they generate 9%rental yield with appreciation. Would recommend to reach to financial advisor to understand risks and returns.
