Weird investment idea - farming returns?

Hi guys, I'm very keen to explore this space, non-techie here, grew up in the farming family so know the ground realities. I have 1-2 ideas in my mind but before I take that plunge would like to hear from you guys how is this space going to evolve in next 10-15 years (I'm committing long term). If anyone has any ideas do share it here.

Have published 10,000+ pieces of financial content in the mainstream media. 4. Wrote a best-selling book on money management. It was No. 1 on Amazon once upon a time. 5. Lately been appearing on TV regularly for personal finance discussions. 6. Saved like crazy through my 20s and 30s, brought two apartments; have an 8-figure net worth mostly thanks to my mutual fund investments. It's not much but it's hard-earned. 7. My unrealised aspiration is travel and I'm working on it now. No, I'm not selling anything. No commissions, no referral links, no finfluencing. I have around 4-5cr worth of ancestral land, it’s in a village in UP and the value hasn’t been appreciating much. I’m thinking of selling it and investing the money to create a regular monthly income, has someone who has done something similar share any advice?

What is the current scene of buying property in India. In my hometown (second tier city) I have seen property prices shoot up by as high as 20% CAGR in the last two years. I expected the price to come down with weak global markets and layoffs in metro cities but the stickiness is still there. Is this also the scene in Tier 1 cities? And why is the rate so much higher than the 5-6% these finfluencers and investment gurus keep saying? Is there any possibility of a downturn in prices?

Guys I have land worth 2.16acres where approx 45 30*40 sites can be constructed and currently per plot of 30*40 selling somewhere to 15-18lakhs Is it good idea to sell all in 1/2years? Get retired while keeping 50% FD and 50% in Nifty 50? And do freelance or remote small work which I really care about???

Imploding after investors turned off the taps a year so ago.. investors spoilt the ecosystem chasing growth with weak business models.. disintermediation doesn’t always work.. neither does setting up models that impose costs and ignore risks … the chickens come home to roost..
