House at South Goa
Going to invest in a flat through fractional ownership route. (IRR -18%-25%) Sebi also approved the regulation for it after reits. Any last minute ip or suggestions? PS - I don't want to buy a flat in metro and live in any metro for next 30-40y of my life. https://share.gvine.app/A6jji86U7uixX9Xm7
I am bit curious, who are the other investors with the same aggregator? I know at individual level, doing due diligence might be difficult but if any institutional investor is involved it’s easy. If all retail investors are there, it’s a red flag for me.
Good luck in investing journey!
Can u explain red flag reason?

You are showing the property, I am more curious to understand the financial arrangement to buy this property. Your rights, costs, dispute handling.
IRR : 18-20% and no institution looking at this opportunity makes me want to dig deeper.

Hello OP, can you share more on what fractional ownership meant here and what benefits do you think it gives you over buying something in a metro city. Would really help me when I plan about buying a property later in life.
As name suggest, u r not a sole owner.
Multiple people will hold ownership and u can sale or buy more units at any juncture. (Like 1cr flat has 5 persons so 20 lacs 1 unit)
Metros look haphazard to me.
Toxic air, food, people, traffic ⛔ and what not.
Capital appreciation in a flat is hardly beating inflation nowadays. Rental is also low except few areas in blr n Bombay. Total 6-7% appreciation.
Whereas these fractional projects are at hotshot tourist place and have 20-25% irr.
So above points led me to invest 10% of my portfolio in FO

Assuming I wanted to find such people who are interested in buying such a property with me, where would I find them? Or perhaps how did you find them for your?

The challenge is the maintenence and wear and tear and the cost of maintenance.

Right now, but check who bears those cost at later stage? Read your T&C properly.
