Societies in hot areas like Indiranagar, Koramangala and HSR are mostly always with brokers. It primarily happens as top brokers in each area like to control the price point for these flats to ensure they can milk as much brokerage as they can from people and more than often will end up creating a fake supply shortage. 
  
 I suggest finding people who stay in your desired societies and maybe finding a flat via them. Sometimes folks in society groups get to know when a flat is being vacated and you can pounce on it if you like.  
  
 I've done the same when finding my last apartment.

But what if you don't know anyone in the society? I don't have a huge network and i doubt even if i know people they'll keep a tab on these things

Basically we are a small startup & want a good apartment in a gated society for 50-70K budget with a workspace in proximity (super priority)

I’m looking for a 1/2BHK in a society near HSR. The ones around Sarjapur Road and HSR are super expensive, while ones towards Electronic City are comparatively cheaper.

I'm looking for a 2 BHK semi-furnished flat under Rs 30000. Since, I am working in a completely remote job, I don't mind staying far away from IT hubs like Bellandur, HSR layout, Indiranagar.

Must have -
 
1. gated community but not necessarily as big as Sobha, Godrej, Prestige
2. surrounding areas should be green, wide roads with very minimal traffic
3. 1 or more balconies
4. 1 car parking

Nice to have -  
1. Modern design; most flats that I have seen online are very archaic and dull
2. fully-furnished
3. situated in prime areas that are close to hotspots like clubs, cafes etc

I have been looking for flats for about 2 months now, finally found a decent, affordable place. . 
In my search for a place in my preferred area, I could not find one place with a per person rent of 15k-20k, esp in a gated society and what is not shady. And then began the search for flatmates
These new people get back to me saying they are interested and have been looking for a place for months but are expecting a rent so low that they back off. 
How do you explain to these people that real estate prices HAVE shot up and are not coming back down? HOW?

There's some real frustration I have developed here, not only because of the high real estate prices, but also because of how people here keep waiting, passing up good places in the hope for cheap but good places when clearly that's not going to happen.

2) What is the best means to find a flat? (NoBroker, MagicBricks or brokers or a literal house hunt on foot)
3) Do the brokers charge brokerage every year for renewal of rental agreement?(as is the case in Pune)

As the headline says I will be moving to Banglore for the first time next week. Finding accommodation here is a real adventure (Not a good one) from what I read and seen. I wanted advice from people who are already there. what is best the way to go about it? I have been using MagicBricks and Flat & Flatmates to search near Salarpuria Softzone, Bellandur area but have not been able to find anything good.
Is it hard to find one without a broker also how do you find a broker in the first place?

Friends have suggested joining Facebook groups which I am going to try next. 
I am also contemplating whether living in a PG or a Flat is a better option. For a flat, I would need flatmates which I currently don't have. I want my commute to be as low as possible because I heard Bangalore has godly planned road infra. My company has provided 15 day stay I will have to find it in the given time only.

Please let me know how you guys found accommodation. Tips and recommendations are appreciated. If anyone is aware of any empty flat please mention the property name/address. If anyone has stayed in a PG with not too bad food please mention it.
