I recently managed to find a nice house in Bangalore after 4 months of searching. Happy to share the learnings - AMA

Please share the broker contact that worked for you. It’s been a nightmare for the last few months trying to find a place.

I compiled a list of 70 brokers. Collected it via contacts and also through property sights like housing, no broker, etc. Then I created a broadcast group for these brokers on my WhatsApp. Created a summary of my requirements and shared with all of them every Thursday / Friday to check for available options to visit over the weekend. Most brokers are either non responsive or useless in general. They will not remember you beyond a couple of days. So the key is to be persistent and keep following up with all of them until you get lucky and find something that one of them may have.

That's a persistent way to approach the problem. Well done. However the rent seems to be on higher side. Any luck negotiating or you didnt care about budget as long as the flat is good ?

I tried housing, no broker and magic bricks and all of them were useless. I even tried the premium version of housing but got nothing out of it. Managed to get a refund from housing as they weren't able to share any relevant options. I was in touch with over 70 agents and eventually found one through one of the agents

What do you look for while taking a house,
What are the green and red flags

I think it depends on personal preferences. For me some of the deal breakers were:
- Lack of sunlight
- Low quality bathroom installations
- Living room without a balcony
- Lack of amenities (I wanted only a house only in a gated society)
- Walls blocking the balcony or the windows
- Ugly furniture (e.g. neon green laminate in the kitchen)

+ for ugly furniture. Found them in many high apartments also.
Four months!? Wow
What do you think was the biggest issue faced? In my case it was to do with brokers trying to upsell shitty apartments for the price of high end ones, and it even showing the good ones!

I think the problem with Bangalore currently is lack of supply of good quality houses. I mitigated the broker issues by connecting with many of them. Discarded the ones that weren't responsive. Also I insisted on pictures before visiting the house to avoid waste of time / effort on shitty houses. Another problem is that the expected rent is almost the same, irrespective of the quality of construction, amenities (standalone building or gated society, etc.,). I had the luxury of waiting to find the right place before moving so that helped. Otherwise it is very tough right now to find a good house in Bangalore
