I am currently in my mid 30s and I am thinking of purchasing a property near sarjapur road, and currently working as a software engineer in Bangalore, so I want to take the expert opinions of unsung heroes of the finance domain on grapevine. I have already paid the booking amount but still want to make sure I am making the right decision.

Is it worth Buying a flat (1.5 Cr) in Bangalore?

After getting a bunch of 'buy a house' advice from my in-laws over the weekend, I decided to fire up magicbricks to check prices in Bengaluru. My browsing ended within 5 mins seeing just how much the prices have risen in last 1 year

A 3BHK that used to cost 2.3 Cr last year is now 3.7
A 2BHK that used to cost 1.8 Cr last year is now 2.7

These are two houses I had earmarked for sometime later when I would have more money

I want to understand if buying the property on SH 35 is the right decision which has connectivity to OOR and Whitefield within 10-15km from each side. Planning to buy a house. I'm confused about what should be the max price range I should be targeting for. I was okay with going till 2 cr since I would be able to do 40% down-payment and take loan for 15 years whose monthly EMI wouldn't be more than 1/3rd of my monthly in hand salary. 

But after talking to few folks, realized that people are actually okay going for costlier properties. 

People who bought house in last 3-4 years, what % down-payment did you do and what % of your in hand salary is your EMI?

I am just relating with our parent's era how they could afford to get house and do so much with limited income at that time in 90s. But with our gen I keep seeing these exorbitant prices. Do you think and plan on making investment to buy, I know many folks have very good income here and it might seem not so tough but generally speaking how shd one plan to get these things into place for house, education, etc etc with such rising prices.

price is all inclusive of 2cr me and my wife have collective income of 52lpa i dont know whether we should by as we have 60lpa downpayment ready and possession is in 2027 end.

Folks who bought real estate in Bangalore (primarily for living in it), what are some things that you wish you knew earlier before buying the property?
Also what are some things you would advise to new folks who are looking to buy property now?

I’ve been looking to buy a flat and have mostly finalised on A+ builder(Prestige) society but wanted to hear from experienced folks once. 
And I’m not a huge fan of taking hefty loans so planning to do around 50% in down payment and 50% in loan which I will aim to finish within 5 years. Is this a good approach??
