Land will be too costly in whitefield but just 10km from it … 1500 sq ft is being sold by godrej, manyta at 80 lacs for 1500 sq ft
And immediate possession…
Totally it will be around 2.5 to 2 … depends on how luxurious you make it

Whitefield is overpriced at this time. 2.5 Cr is just too much. Go for another area where there the market is not inflated.
Is it a tier-A builder? Since possession isn’t immediate, and you seem to have the budget, why not closer to the airport? since its cheaper and the city has major infrastructure planned towards that area. Metro upcoming too. Heard from someone that water availability could be an issue in whitefield.

You should share more about yourself - age/kids/profession/future plans. 2.5 cr gives you a nice 2000 sq ft flat in Delhi (in a 4 storey building) in a posh colony. Until and unless you've decided you'll be spending your life in Bengaluru only then maybe else no, its stupid.

You can if you plan to stay there for more than 15-20 years.
You plan to repay your loan in 5-10 years.
You have enough emergency buffers to pay loan in case of downturn.
Dont think of real-estate as investment in BLR, as the builder is calculating the future value and charging us.
Be ready for project delays and headaches associated with them.(RERA is a joke in karnataka not as strong as other states. Clear example is all Adarsh projects )

Spending so much on a flat ? The Land doesn’t belongs to you, also most of today’s RWA are full of shitty uncles who just do politics and maintenance depends on this. Better to buy a plot build a stilt parking plus 4 floors and live on 1 and rent 3 and enjoy secondary income for life.

Bangalore is certainly a better choice considering air pollution in Delhi
Better to use that cash to buy some commercial properties or plots in tier 2 cities.
Water issue is serious in Bangalore, especially in newer developed areas around ORR, Sarjapur road, Whitefield. Please check into Cauvery water supply in your wards
This is a little too overpriced imo. You should checkout Hebbal or Hennur once.
