Need suggestions regarding the best strategy to buy a home

Currently we are living in delhi in a small house and it sometimes feels embarrassing when some relatives come, that's why we want to buy a bigger flat ( 3 bhk ) and are 30-35 lacs short ( after selling the current flat). So should I go for a home loan ? And what's the best I can get with minimal interest? What's the minimum emi I can expect? Also I am paying an education loan with emi 10k which will end in 4 years.
