Understanding Blr real estate

Interested in studying the market around whitefield/ old madras road/ Budigere, identifying good projects for investment and/or occupancy. Tried to deep dive but couldn’t make sense of things. Potentially aiming at end of year/ early ‘24 to buy. Are there others who are experts and would like to share some wisdom?
