Why Hyderabad rents are skyrocketing?

Just sharing an observation after shifting from Delhi to Hyderabad recently… and I believe many people relocating here might resonate with this.

Coming from Delhi, where you can easily get a decent 3BHK in a good society for 25-40k, the Hyderabad rental market literally shocked me!

My quick analysis (based on my recent house hunting experience): • Standalone 1BHK in Hyderabad → 25-35k • 2/3BHK in Gated Community → 65-80k (sometimes more!) • And all this without even entering the luxury segment!

This is surely a big hole in the pocket. Even after a significant pay raise — this rent scene makes that hike feel irrelevant.

For someone earning around 50k per month, choices shrink drastically. Many are left to adjust in congested, poorly maintained areas of Madhapur or Kondapur.

And I wonder, is this sustainable? Or is Hyderabad slowly becoming a renter’s nightmare like Mumbai or Bangalore?

I strongly feel the government should step in — regulate broker practices, ensure reasonable caps, and protect tenants from this rent inflation driven mostly by agents & demand spikes.

Having said that, Hyderabad has its own charm:

→ Lesser pollution → Disciplined & honest people → Peaceful life → Beautiful culture & food → Roads that don’t honk like crazy

At the end of the day, Dil hai ki maanta nahi. Hyderabad grows on you. You love its vibe despite its flaws.

But yes — skyrocketing rent is surely a big reason to worry for every outsider shifting here.

It is because people are paying. Dumb techies thinking only west side of the city is hyderabad. They don't even research what are the rents in other parts. You can easily get an entire 3bhk for 17-20k in the actual city. The travel time would be not more than 40mins -1 hr. Just because you want to save 10-15 mins of commute time you are paying those rents. Doesn't make sense. You guys are the reason the rents are inflating

1 BHK fully furnished with AC, in 25K.
2 BHK semi-furnished in 25-35k range. 3 BHK semi-furnished in 35-45k range.

If you start taking Gated society as benchmark, then there is no end to this. In 1 Building apartment with guard, you may get in 2 BHK in 35K and if you go for multi-Building, posh, large societies, then forget 65K, you may even face 2 lakhs/month rent for 2 BHK. So gated society is a very vague term, sky is the limit.

True but the prices of flats also gone up drastically. When people buy at high price, they expect rentals proportionally
