Independent House or Apartment?

Let's say you are earning ~ 2 Lakhs per Month, living in Hyderabad. You have No savings - Bank balance Zero and U want to Buy some property With Loan or By saving up something. The real estate is skyrocketed. So the rates are higher not sure whether it will shoot up again from this point or alteredy reached its peak and will be staggered for a few months or stable. In this situation you are planning to buy a property. Will you 1) Buy an apartment in the Gated Community (~1 to 1.1cr) 2) Buy an apartment in the Standalone Building (80 to 90 Lakh) 3) Buy an independent house or villa outside the city (1.3 to 1.5cr) 4) Invest on some land for future 5) Don't buy anything 6) Confused Share your thoughts, what would you do and Why ? (P.S Consider you are in Hyd)

What would be a better investment opportunity in Bangalore. Is it worth getting an apartment on loan and pay the emi from rent received? or would it be better to get a land a little away from the city. if yes then which areas would you recommend.

Folks who bought real estate in Bangalore (primarily for living in it), what are some things that you wish you knew earlier before buying the property? Also what are some things you would advise to new folks who are looking to buy property now? I’ve been looking to buy a flat and have mostly finalised on A+ builder(Prestige) society but wanted to hear from experienced folks once. And I’m not a huge fan of taking hefty loans so planning to do around 50% in down payment and 50% in loan which I will aim to finish within 5 years. Is this a good approach??

However, there's a strong emotional aspect to owning a house, especially post-marriage and kids. What factors should one consider before purchasing a flat in metro cities like Hyderabad or Bangalore? Personally, I've contemplated buying multiple times, but after analyzing my finances, I've hesitated. I'm currently leaning towards ensuring my net worth covers at least 60% of the flat cost when making such a decision. In the long run, I believe the interest earned on my net worth could potentially cover EMIs during challenging times, like job loss or unforeseen circumstances. For instance, if I opt for a 2 Cr house, I'm considering a minimum net worth of 1.2 Cr across various asset classes like Mutual Funds, Stocks, PF, PPF, NPS, SGB, and more. It is not the usual society rule, but I have had this longing of own house. Childhood was spent I government house, adjusting with members of family. Now I am earning fine, will have 20% of loan in liquid cash by end of year. But I also have practicality now. No fancy house are spared in these rains, there are so many repairs - one thing is repaired, second one goes down then third then fourth, bigger the house more you have to clean - wtf is this dist coming from, then you have asshole neighbours. And be scared what if there's a fire, robbery, calamity. I had just one dream, but really rethinking the whole plan now. So lost to be honest.

Should we buy it at Hitech City 🌆 as apartment or outskirts as 3 Storied building 🏢 as it generates rental income , suggest where should I buy

Considering the crazy high rent these days(talking about localities in Bangalore), what makes more sense keeping aside the emotional aspect. Buying a house or renting one? Side Note: I have looked at a calculator by Ankur Warikoo, but I don’t agree to the calculations made.
