Hurun Rich List (2): The average age of the list is 64. Looks like becoming a billionaire is a very long term game, as expected :)

The sad part is one only thinks of real estate as an investment opportunity only after turning 26/27 types. I know multiple friends who did tons of research and were not able to conclude if this was the best option or not and have up…
I know couples/individuals who researched more than 30-40 options across bangalore and Hyderabad. They read real estate trends, read the FY statements of top builders, read numerous number of consulting reports and were not able to arrive at if their option is a best option or not.

Another reason being a real estate investment is likely to evil the order of 1-2.2 Cr in these cities and one is likely to keep 40-50% ( maybe more) of their savings as down payment and stick to loan for 10-20 years making it a huge thing.  Due to this factor we want to be more reassured of returns potential.

Does it make us want to be more reassured of the investment?
Is there way too much impact of right time right place in our life?
Is our generation not able to take long term decisions like our parents generation took?
Is it even worth going through all this and getting a house?

What is happening to the real estate market in India? It is extremely tough to think of buying a place to yourself for salaried class without inheritance. All the metro cities have already gone beyond the reach of middle class income bands and tier-2 cities are also not giving any relief. 
50L seems to be the bare minimum budget to even discuss with brokers in the smaller towns. What is leading this rally? 
Contrast to a decade back, prices were still under reach for a typical middle class household with sub 10L household salary.

We've witnessed so many layoffs in the past year and this continues to be an upward trend. Bangalore is a city of IT professionals and these layoffs seem to have no effect on the real estate. 
Is this because the numbers are negligent? I don't think that's the case, my company has been laying off people since last year. It was never public. I'm sure there are lots of such companies. 
What are your thoughts?!

How is there no correlation to layoffs and Real Estate?

There is a lag effect, give it a few months and you will see rents and prices not increasing anymore

I want to understand if buying the property on SH 35 is the right decision which has connectivity to OOR and Whitefield within 10-15km from each side. Easily approachable from sarjapur road side and from whitefield side, in case my office changes from OOR to whitefield or marathalli side. Want know the opinion here.

46 M (Software Engineer/Founder) + 37F Wife (Lawyer) + 1 Kid (3 Year Old) based out of Delhi.

We may get a good inheritance in the future, ~8Cr from my parents + ~15Cr from my wife's parents, but we are not planning on that. 

Our primary goals are education for our kid(+planning another 1), their marriage, 2x vacations a year(1 domestic+1 abroad), a decent lifestyle, and a good car(we have a SKODA Slavia right now, planning an SUV as we are extending our family).

After getting a bunch of 'buy a house' advice from my in-laws over the weekend, I decided to fire up magicbricks to check prices in Bengaluru. My browsing ended within 5 mins seeing just how much the prices have risen in last 1 year

A 3BHK that used to cost 2.3 Cr last year is now 3.7
A 2BHK that used to cost 1.8 Cr last year is now 2.7

These are two houses I had earmarked for sometime later when I would have more money
