is 2cr for 3bhk good or overpriced gor baner pune?
recently saw a location which we really liked and carpet is 1371sqft price is all inclusive of 2cr me and my wife have collective income of 52lpa i dont know whether we should by as we have 60lpa downpayment ready and possession is in 2027 end.
1.3-1.7 cr would be good range I think. So altho expensive, jf it’s first home or will be ur primary home for next 10+ years then worth it
I live in baner. The prices here shot up during covid. I purchased a 1200 sq ft carpet in 2019 for 1.1 Cr and now it's going in resale for 1.8 (neighbours, not mine).
You will find cheaper flats. And resale flats are also good in the area. I'm looking at 4/5bhk resale properties right now. They also have larger rooms and carpet area in general.
If you insist on new, then fo for it. Assuming it's something similar to 24K, the price is pretty standard. The 2027 completion though is too far away.

My suggestion look for a 1500-1800 sqft plot ,I think you will get under 1cr and construct lavish home in 1cr.

builder is well reputed and chances of this is very low also we have seen peogress of the project on sight.
buying plot of that size itself will cost more than 2cr in this area.
I am in dilema, is the price really justified and sad part is all new construction with amenities is costing arround the same.

I would suggest checking areas like Kothrud, Karve Nagar where you can get flats at a similar rate but close to the city. Better schools at affordable fees. Public transport at quite a good frequency.
Check it's MAHARERA carpet on RERA website for your wing & configuration (it's in sq.mt so you have to convert). Chances are this is lower than 1371 (this may include all balconies too) Builders never show actual carpet area. Then you ll know the actual per sqft. price that you will be paying.
No clue about Pune but I would feel uneasy spending 3cr in that city. Unless you have family there, look at other places in India as well.
Depends. For a Grade A builder its about 20% more expensive.
For anything but Panchshil in Pune, its excessive.
