Nope. This is small set of audience or area. This won’t give full picture. Real estate won’t work week on week or month over month metrics. Rents are usually 11 months commitments and you won’t see trend until after a year

Comments by founders with related business are usually  hyped. They either lack the touch of reality or prefer to make comments that  benefits their business. Learnt this the hard way, now i ignore these people. Fall in rents usually happens gradually, as most house owners will tend to wait a longer time.  No house owner reduces rent unless there are multiple houses avl for rent in the neighborhood.

Recently our Owner asked us to vacate after 3 years of staying here in Koramangala, a 4 BHk home. Mostly be renegotiating with him. 

Meanwhile in our search for possible other options, we have found that most of the residential properties are being inflated randomly by the owners recently, the reason being, we all know the influx into Bangalore & I have had a call with few properties

- 1.3 Lakhs quotes for unfurnished 4 BHK home in HSR Sector 1

- 1.5 Lakhs quoted for Unfornished 5 BHK in HSR sector 3 

Too much firing in place, AI advent, Funding slowdown in Startups

Things are going super greedy with owners here in Bangalore.

Bangalore Rents are going Crazy

In and around Whitefield rents have increased more than 10k compared to last year. It's very difficult to find a good house in budget near to office and near to kid school. Salaries are not increased but cost of living is touching the sky.

We've witnessed so many layoffs in the past year and this continues to be an upward trend. Bangalore is a city of IT professionals and these layoffs seem to have no effect on the real estate. 
Is this because the numbers are negligent? I don't think that's the case, my company has been laying off people since last year. It was never public. I'm sure there are lots of such companies. 
What are your thoughts?!

How is there no correlation to layoffs and Real Estate?

There is a lag effect, give it a few months and you will see rents and prices not increasing anymore

Understanding what is the going rent for a 2BHK in Bangalore close to ORR. 

Used to work from home happily. But office folks decided to make it hybrid last year and I moved to Bangalore with my wife. Rented a 2BHK flat near Marathahalli for 30k (Rent+Maintanence). Now that the 11 month contract is over, the owner is asking for 36K even though the rental agreement says 5% increase an year.

What are you guys paying as rent? And is it common in Bangalore to increase rents by 20% year or year which seems really crazy.

People in Bengaluru are ready to pay 75k for a 3bhk, 50k for a 2bhk in famous builder societies. Rents for apartments which were 35k before 2021 are demanding 55k onwards nowadays. Why are people tolerating this shit ? Why are people still opting to stay in so called societies? 
Gyms hardly 5 PC people use 
Swimming pools are used occasionally 
Sports facilities are also not very commonly used. 

Why are people paying such large premiums for amenities they don't really use ?

One of the reson for increase in rent especially in Bangalore is these early 20s bachelors earning 20 to 30LPA, who think when splitted rent into 2 to 3 flatmates it will be less than 30K. They don't know the struggle once they get married and or is a single earner in the family.

People laughed at me when I asked for decent living spaces below 10k at these locations. It took 2 days, i went for a walk in the streets of Koramangala and HSR layout. And found multiple 1rk's less than 8k and multiple 1bhk's less than 12k. There are a lot of furnished 1bhk apartments with rent ranging from 15k to 18k. To all the people who are new to Bangalore, don't fall prey for hefty rents, do roam in and around the surroundings.. you will find good places within the budget. Surprisingly there are plenty of vacant spaces and soon the prices will come down.
