House owner incresing rent more than agreement percentage. What should I do?
I have took a 1Bhk house for Rs.13500/month in 2021 Dec. In the agreement it was mentioned that rent will be increased by 5% every year. But after 11 months he has increased it by almost 50% and made it to 19k. Again after 11 months now he is increasing by another 15% and making it to 21500 or else asking me to vacate house. He is not following terms and conditions mentioned in the house agreement, we can't trust him that he may increase rent abruptly after another 11 months. What should I do?

Lawyer up. Pay lawyer fees and make a mockery of yourself, both at the same time.

You have no rights here, leave and license have a term of 11 months, and then it MAY be renewed at 5% increment of rent.
His property, his choice of rent. You either take it or leave it.
If you're thinking of squatting, be ready for the legal and physical consequences, no home owner who's this shrewd about rent is gonna take it lightly.

While it is unfair, nothing stops him from doing it unless you decide to take the legal route (no positive outcome guaranteed though, just adds nuisance value for both of you). Best is to look for some other place with a decent landlord and move away

Use these words: hi sir, i will not be able to pay this rent because my company didn't increase my salary this year and I am already finding it difficult to sustain at 19k. I had planned for a 5% increment and had asked my family for help as well. Please consider this as a request.
Meanwhile find an alternative. He might give you an extra month to vacate.

What is the stamp duty paid? Unregistered agreement won’t hold good value
Registration is not required for 11 month agreement. Much worse, even if the agreement is invalid then the owner can file a case against the tenant for trespassing his private property.

You can continue paying rent as per agreement and if they send you a notice , you can always reply to them with a notice .
The Supreme court's judgement allows you to stay at least 5 years without an abnormal increase in rent.
Again all this is cubersome, if you get a better place at good rent, please move out.
