Have anyone applied RDPD principles in India? How it’s turned out for ya? I know bank interest rates doesn’t apply for us. But consider you have 25% to down. Does this work in India? If yea, share your experience. If nah, cite your reasons
Taxation in India is different than in the US. Thats the primary reason its unworkable.
Secondary reasons are the need of a large pool of black money to fund RE transactions at scale. That doesn't exist in the US.
It's a great book to understand the need of building passive income streams but in India that stream isn't RE.

What is that stream would be? While I agree with your analysis, what makes me wonder is why people in India are heavily investing in RE? Take a look at any street in your area across India there is some sort of construction and rental properties across. There should be some way which we(internet people) are not able to get it, but locals(reddy’s, Naidu) are being doing from ages
RE has its utility, but suboptimal in this country imo.
Its difficult to not do it and resist the temptation, but the low yields and headaches of maintenance put you off.
Folks use it to move cash around. Salaried people don't need that.

math doesn't workout for residential properties in India,
1.2cr flat, 30L down 90L loan for 25 years best case scenario emi = 70k
monthly rent would be sub 50k
Actual great Commercial properties the builder never sells, they're always leased.
Buying raw farmland and getting title convert is not for fait hearted it's only for people with backing of special kind.
Buying commercial land parcels also has its nuances.
fyi richdad poordad author made more money from the book and talks than he ever did from real-estate investing if there's 2-3 years of sustained rate hikes he'll likely go bankrupt.
