  1. Avoid buying flats as much as possible, instead prefer independent house.
  2. Try to pay as much as down payment.
  3. Make lump sum payments to clear principal amount, reduces the tenure.
  4. Try to clear the loan asap, if you are not able to grow your other investments at the same or more rate than EMI interest.
  5. Don't spend too much on fancy stuff: furniture, paints, etc. buy the things of good quality and which are of use.
  6. Don't be sad if not able to buy the correct house, even staying on rent is a good idea.

First save 20 lakhs atleast for downpayment then think of next steps

Don't invest in house if you can't do 40-50% downpayment and can't close the loan in 7-8 years.

The 20 years emi is modern slavery.
