Buying flat for long term investment purpose

Flats or plots? Please share your inputs! Flats: You save money for a few years and give most away as downpayment. Then for the next decade or more a major chunk of your salary goes towards EMI. By the time you are done with the EMI (10-20 years) the flat is now old, hasn’t appreciated much and selling becomes an issue. Add to it building politics, lack of maintenance in many projects etc. Plot: You buy a villa plot or some 200-400 square yard plot in a developer’s plotting project. After 10-12 years that project might not have taken off as no one really is building a villa there (seen such cases around Hyderabad a lot) and you might not be able to sell it too! Is my understanding wrong? With no ancestral property to rely on I see myself living in rent and although it is relaxing for now, I can do with some guidance on buying a house / land by people who have done it and your views on it?

Folks who bought real estate in Bangalore (primarily for living in it), what are some things that you wish you knew earlier before buying the property? Also what are some things you would advise to new folks who are looking to buy property now? I’ve been looking to buy a flat and have mostly finalised on A+ builder(Prestige) society but wanted to hear from experienced folks once. And I’m not a huge fan of taking hefty loans so planning to do around 50% in down payment and 50% in loan which I will aim to finish within 5 years. Is this a good approach??

I am from Ahmedabad. Till now me and my family was living in a rented house. Now I shifted to Hyderabad with a very good package. Now I am planning to buy a home in Ahmedabad so that my family can live in our own home 🏡. Should I invest 70-80 lakhs? Any suggestions.

Context - Buying as an investment, don't plan to live there. I plan to live on rent. Current rent is 17k/month. I'll keep it short for max input. I'm looking at some flats priced around 60-70L for a 2BHK. Rent in the area will be ~30k. If I pay 20L down and take a home loan for 40L, EMI will be approx ~65k for a period of 7 years (I want to pay it off ASAP, to pay the least amount of interest). I earn around 1.5L per month. Personal expenses are ~50k per month. Assuming I get 30K as rent I'll have to pay a maximum of 40K as emi. This is a very recent thought on which I've just researched for a couple of hours so apologies if I missed anything important but honestly this looks quite doable to me.

Which areas are good in Bangalore are good how do you get information

Mid 30s, single, been in Koramangala (and Bangalore) for 3.5 years now. Absolutely love the society I live in. There’s a 2BHK available for sale 1300 sq feet. 1.5 cr. 15 year old building. Great location. Low rise. I’m not sure of my future plans so unsure of how long I’ll be living here. Could be forever, could plan on moving a few years down the line. Unable to decide if it makes sense to buy or keep renting. Rental yield is ~4.1%. What kind of an appreciation cal I expect on 1.5cr in the next 5-10 years. Help me make an informed decision!

What happens after you buy flats? I understand there are different categories, some cases you pay pre construction, often during construction and sometimes ready to move. But what after 50 years? When the building is old? Do the constructors break it down, build another building and give you a new place? Or is it like you buy for 50 years and that’s it? Building gone, your investment gone. also who decides that it’s time for the building to be demolished and reconstructed? How does it work? Otherwise what’s the point of buying of flats? Isn’t it better to just rent?

Most people including me want to own a home in Bangalore. Usually we like to go for a new Apartment. My question is suppose you want to sell your apartment later in life( Moving Abroad, settling in a village for retirement). How easy or tough is it to sell an Apartment in Bangalore? Usually people say that Real Estate is an Appreciating asset, although rental yields are relatively low. Do share your experiences.
