SIP vs buying house(BLR edition)

When we started living in Bangalore in 2015, we were living in Bellandur. 3 years later when we wanted to change our rented house, we had to move to Harlur road. At that time, Harlur road felt like really far but we had to move because the rates and availability were making Harlur road infeasible. Post pandemic when I moved back to Bangalore, it was really painful to find a decent rented place. I had to move houses 2-3 times in a year. Paid 75K in brokerage and the same amount in painting charges. Plus loss of time and random policies from people. Finally I bought a home on Sarjapur Road and I couldn’t be happier. My dad used to ask me to buy a house since forever and I could easily afford one since 2019 but I wanted to put money in SIP. If I would have bought a house on Harlur road that time, I wouldn’t have been pushed to Sarjapur Road. If I would have not bought a house even now, I would have been pushed even further in 2-3 years. Now I can move out to India and even come back in the craziest of bull markets knowing that I can get a place in 30 days notice.

Now you tell me which financial model can incorporate all of these variables. My checklist for house buying would be:

  1. If you know that you will be working for a foreseeable future and not going for a PHD, masters or starting your own thing.
  2. You have a mid size corpus. A bit of backing from your family doesn’t hurt.
  3. If you can comfortably pay the EMI for a 15-20 year loan period.
  4. You’re older than 26-27 and you have stayed in Bangalore for 2-3 years.

The way rents are increasing - After a few years, I wouldn't be surprised if your emi becomes lesser than the rent. So imo - it's better to buy a house now in a city like Bangalore than postpone

I think you did the best thing, atleast ypu would have a peace of mind now. also, from monetary terms, if you are renting a house, 50k rent for 3 years, these 18 lakhs have gone to drain and you got nothing in return to keep post that 3 years stay, instead i think its wise to put even a slight more amount in buying a home because you are not loosing money, as you can sell off whenever you want.
My father used to say, Emi stays constant but rent keeps increasing. After 3-4 years emi will be lesser than the rent, so you just gotta survive that phase.

Bought one on resale at around 1.3 excluding registry and other misc charges. Seeing flats listed for 1.55 in our society these days.
