We stay in gated society. There is no association fees for us. We pay 3/sq. ft./month for buildup area of our apartment, comes to around 15k per quarter as the maintenance is charged on a quarterly basis.  
  
 The maintenance fees will probably get revised in the upcoming month. We have been paying the same charge since the past 2 years.  
 Apart from it, yearly property tax is somewhere around 10k.

It is not the usual society rule, but I have had this longing of own house.

Childhood was spent I  government house, adjusting with members of family.

Now I am earning fine, will have 20% of loan in liquid cash by end of year.

But I also have practicality now. No fancy house are spared in these rains, there are so many repairs - one thing is repaired, second one goes down then third then fourth, bigger the house more you have to clean - wtf is this dist coming from, then you have asshole neighbours. And be scared what if there's a fire, robbery, calamity.

I had just one dream, but really rethinking the whole plan now.
So lost to be honest.

What happens after you buy flats? I understand there are different categories, some cases you pay pre construction, often during construction and sometimes ready to move.

But what after 50 years? When the building is old? Do the constructors break it down, build another building and give you a new place? Or is it like you buy for 50 years and that’s it? Building gone, your investment gone.

also who decides that it’s time for the building to be demolished and reconstructed?

How does it work? Otherwise what’s the point of buying of flats? Isn’t it better to just rent?

We are looking for a good society to buy a 3bhk for our parents. Considering they don't need much travel, no school proximity restrictions etc, but at least good accessibility to regular items like groceries, malls, markets etc with good social cosmo crowd where some mix events are also celebrated, they can pay reasonable maintenance and enjoy the rest of their time... Pls note budgeted options are preferred so kindly mention the range of society flat as well.. Resale preferred eo that they can shift asap

People in Bengaluru are ready to pay 75k for a 3bhk, 50k for a 2bhk in famous builder societies. Rents for apartments which were 35k before 2021 are demanding 55k onwards nowadays. Why are people tolerating this shit ? Why are people still opting to stay in so called societies? 
Gyms hardly 5 PC people use 
Swimming pools are used occasionally 
Sports facilities are also not very commonly used. 

Why are people paying such large premiums for amenities they don't really use ?
